By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, OCTOBER 16, A.D. 2018 AND

TUESDAY, OCTOBER 30, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Parcel 1

Situated in the Township of Beaver, County of Mahoning and State of Ohio: and known as being a part of the Southwest quarter of Section No. 21 of the original survey of said Township and being a parcel of land bounded and described as follows: Beginning at a point in the northwest corner of the southwest quarter of said Section No. 21 and running thence east 26 chains and 53 links to a corner; thence south 12 chains and 51 links; thence west 17 chains and 39 links to a corner; thence south 4 chains 45-3/4 links to a corner; thence west 9 chains and 27 links to a corner in the west line of said section; thence north by the west line of said section 16 chains and 91 links to the place of beginning and containing within said boundaries about 37.30 acres of land and begin the same premises as was conveyed to James M. O'Neil by warranty deed dated April 15, 1946, and recorded in Volume 568, Page 8, of Mahoning County Records of Deeds.

And known as part of the northeast quarter of Section No. 20 of the original survey of said Township and being a parcel of land bounded and described as follows: Beginning at a stone in the southeast corner of the northeast quarter and running thence north by the east line of said Section 20, 15 chains and 90 links to a stone; thence west 6 chains and 29 links to a stone; thence south 15 chains and 90 links to a stone; thence east by the half section line 6 chains and 29 links to the place of beginning and containing within said boundaries 10 acres of land, be the same more or less, but subject to all legal highways, and being the same premises conveyed to James M. O'Neil by warrenty deed dated April 15, 1946, and recorded in Volume 568, Page 8, of Mahoning County Records of Deeds.

Together with a right of way 25 feet in width running from caption premises in an easterly direction to New Buffalo Road as granted in Warranty Deed recorded in Volume 1159, Page 408 of Mahoning County Records.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 12500 New Buffalo Rd, North Lima, Ohio 44452.

PERMANENT PARCEL NUMBER: 05-128-0-002.010

APPRAISED VALUE: $301,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
