By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Known as being a part of the North half of Great Lot 17, Milton Township, Mahoning County, Ohio and part of property formerly described in O.R. 3043, Pg. 256 and more particularly described as follows:

Beginning at a 5/8 iron pin monument found at the northwest corner of Great Lot 17 located N. 89 deg. 29' 20" E., a distance of 2564.90 feet from a monument found on the centerline on Creed Road; thence N. 89 deg. 39' 24" E. along the centerline of Creed Road, a distance of 1297.09 feet to a railroad spike found, and the true point of beginning of the parcel herein described; thence N. 89 deg 39' 24" E. along the centerline of Creed Road, a distance of 466.00 feet to a railroad spike found; thence S 0 deg. 01' 08" W., and passing over a 5/8" rebar found at 20.00 feet, a total distance of 340.00 feet to a 5/8" rebar found; thence S. 89 deg. 39' 24" W. a distance of 310.00 feet to a 5/8" rebar found; thence S. 0 deg. 01' 08" W. a distance of 405.00 feet to a 5/8" rebar found; thence S. 89 deg. 39' 24" W. a distance of 156.00 feet to a 5/8" capped rebar set; thence N. 0 deg. 01' 08" E. a distance of 745.00 feet to the place of beginning and containing within said bounds 5.0876 acres of land, of which 0.2140 acres is located in the road right of way; be the same more or less, but subject to all legal highways and easements of record.

According to an actual field survey by Alan N. Ewing, Registered Surveyor #6341 in April 2002.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 15185 Creed Road, Diamond, Ohio 44412.

PERMANENT PARCEL NUMBER: 51-107-0-007.000

APPRAISED VALUE: $84,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
