By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, SEPTEMBER 18, A.D. 2018 AND

Situated in the City of Youngstown, County of Mahoning and State of Ohio, to wit:

And known as City Lot No. 17760 of the Henry E. Hall Plat. Said Lot has a frontage of fifty (50) feet on the east line of Milton Avenue, extending easterly to the west line of Lot No. 15 of the same plat and known as City Lot No. 17770. The north line of said Lot No. 17760 being one hundred sixteen and four tenths (116.4) feet in length, and the south line being also one hundred sixteen and four hundredths (116.4) feet in length, acording to the plat made by Edwin D. Haseltine, engineer for the Henry E. Hall Estate on November 8, 1908, and recorded in Records of Plat, Volume 11, Page 43.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 49 Milton Avenue, Youngstown, Ohio 44509.

APPRAISED VALUE: $21,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
