By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

And known as part of Out Lot No. 1055 according to the latest enumeration of Youngstown City Lots and Out Lots. Said part of Out Lot No. 1055 is more particularly described as follows:

Beginning at a point on the East line of Wilkinson Avenue; which point is 112 feet North of the Nothwest corner of Out Lot No. 1054; thence East a distance of 420 feet, thence North and parallel to Wilkinson Avenue a distance of 160 feet to the Southeast corner of Youngstown City Lot No. 61107 as shown in Plat Volume 63, Page 72, Mahoning County Records.

Thence West along the South line of YCL No. 61107 a distance of 420 feet to the East line of Wilkinson Avenue, thence South along the East line of Wilkinson Avenue a distance of 160 feet to the place of beginning.

APPRAISED VALUE: $42,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
