By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 17, A.D. 2018 AND

TUESDAY, MAY 1, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio: and known as being Youngstown City Lot Number 44645 according to the latest enumeration of lots in said city in the Buckeye Land Company Plat Number 2 of Loveland Farms, a subdivision of a part of Originial Coitsville Township Great Lot Number 28 as shown by the recorded plat of said Subdivision in Volume 21 of Maps, Page 25 and 27 of Mahoning County Records. Said Youngstown City Lot Number 44645 has a frontage of 52 feet on the Northerly side of Mount Vernon Avenue fka Southern Avenue and extends back between parallel line 103.60 feet on the Westerly line, 126.15 feet on the Easterly and has rear line of 53 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 2362 Mt Vernon Avenue, Youngstown, Ohio 44502.

APPRAISED VALUE: $23,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
