at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Boardman, County of Mahoning and State of Ohio: And known as being Lot Number Four Hundred Fifty (450) in the Westward Ho Plat No. 6 as recorded in Volume 40 of Plats, Page 17, Mahoning County Records.
Said lot has a frontage of Seventy-three (73) feet on the the west line of Ranier Avenue and extends back on its north line One Hundred Thirty-seven (137) feet on its south line one Hundred Thirty-seven (137) feet, having a rear line of Seventy-three (73) feet, as appears by said plat, be the same more or less.
Subject to and together with all easements, restrictions and legal highways, if any, of record.
Being the same property conveyed to Michael A. Piechock, by Deed, dated November 12, 2008, recorded on November 17, 2008, Bk: 5781 Pg: 2002 of the Mahoning County, Ohio records.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 7426 Ranier Avenue, Boardman, Ohio 44512.

APPRAISED VALUE: $83,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
