By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the City of Struthers, County of Mahoning and State of Ohio and known and described as follows, to wit:

And known as being Struthers City Lot No. Four Thousand Four Hundred Fifty-four (4454) and the Northeasterly 25 feet of Delaware Avenue vacated by CO #1-7683 according to the latest enumeration of lots in said City as recorded in Volume 18 of Plats Page 239 Mahoning County Records. Said Struthers City Lot No. Four Thousand Four Hundred Fifty-four (4454) and the Northeasterly part of said vacated Delaware Avenue have a frontage of 75 feet on the Southeasterly line of Poland Avenue and extends back on its Northwesterly line 150 feet and on its Southwesterly line 150 feet having a rear line of 75 feet as appears by said plat be the same more or less.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 524 Poland Avenue, Struthers, Ohio 44471.

APPRAISED VALUE: $68,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
