Situated in the City of Youngstown, County of Mahoning and State of Ohio and being further described as follows:

Beginning at a point on the center line of South Schenley Avenue, which point is the Northwest corner of Youngstown City Lot No. 44359; thence Northerly along the center line of South Schenley Avenue a distance of 90.15 feet to a point; thence Easterly S. 83° 50' E. 304.93 feet to a point; thence Southerly in a line parallel to the center line of South Schenley Avenue a distance of 67.73 feet to a point; which point is the Northeast corner of City Lot No. 44359; thence Westerly along the North line of said City Lot No. 44359 a distance of 304.14 feet to the place of beginning and being Youngstown City Lot No. 44358 of a plat of lots recorded in Volume 23, Page 145, Mahoning County Records, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $54,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
