By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

And known as being Campbell City Lot No. 3820 in the Mary M. Creed Plat, as recorded in plat Volume 20, Page 60, in the Mahoning County Records.

Said Campbell City Lot No. 3820 has a frontage of 50 feet on the Southerly side of Porter Avenue and extends back therefrom between parallel lines a distance of 150 feet, and has a rear line of 50 feet.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 323 Porter Avenue, Campbell, Ohio 44405.

PERMANENT PARCEL NUMBER: 46-013-0-121.000

APPRAISED VALUE: $55,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
