By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Parcel 1:

Situated in the Village of Sebring, County of Mahoning and State of Ohio and known as being Lot Numbers 1823 and 1824 according to the latest enumeration of lots in said Village, fka Lot Number 70 and 71 in Sebring Heights Allotment, as recorded in Volume 19 of Plats, Page 105, Mahoning County Records.

Said lots take together form a parcel of land which has a frontage of 80.00 feet on the northerly line of Florida Avenue fka Colorado Avenue and extends back on its westerly line which is also the easterly line of Nineteenth Street 132.50 feet, and on its easterly line 132.50 feet, having a rear line of 80.00 feet, as appears by said plat, subject to all legal highways.

Parcel 2:

Situated in the Village of Sebring, County of Mahoning, State of Ohio, and known as being Lot Number 1825 according to the latest enumeration of lots in said Village, fka Lot Number 72 in Sebring Heights Allotment, as recorded in Volume 19 of Plats, Page 105, Mahoning County Records.

Said lot has a frontage of 40.00 feet on the northerly line of Florida Avenue fka Colorado Avenue, and extends back on its westerly line 132.50 feet, and on its easterly line 132.50 feet, having a rear line of 40.00 feet, as appears by said plat, subject to legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 455 S. 19th Street, Sebring, Ohio 44672.

APPRAISED VALUE: $58,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
