at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Boardman, County of Mahoning and State of Ohio:
And known as being Lot No. 153 in Applewood Acres Plat No. 4 as recorded in Volume 50 of Plats, Page 31, Mahoning County Records, described as follows:
Beginning at a point on the South line of Oakridge Drive at the Northeast corner of Lot 152;
Thence Easterly along the Southerly line of Oakridge Drive, 38.86 feet to a point;
Thence on a curve to the right having a radius of 25 feet to a point on the Southwest line of Lynridge Drive;
Thence Southeasterly along the Southwesterly curved line of Lynridge Drive, 116.53 feet to the Northwest corner of Lot No. 154;
Thence Southwesterly along the Northwest line of Lot No. 154, 124 feet to a point;
Thence Southerly along the Westerly line of Lot 154, 97.46 feet to a point;
Thence Westerly 32.24 feet to a point on the Easterly line of Lot No. 152; Thence Northerly along the Easterly line of Lot 152, 292.10 feet to the place of beginning, as appears by said plat.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 857 Oakridge Drive, Boardman, Ohio 44512.

APPRAISED VALUE: $108,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
