By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 6, A.D. 2017 AND

TUESDAY, JUNE 20, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

All that parcel of land in Township of Boardman, County of Mahoning and State of Ohio, being known and designated as follows:

Being part of Lot No. Seventy-nine (79) and part of Lot No. 80 (80) in Ridgewood Subdivision, as recorded in Volume 21 of Plats, Page 72, Mahoning County Records, and further bounded and described as follows:

Beginning at a point on the Easterly side of Gilbert Drive; said point being also the Northwesterly corner of Lot No. 78; running thence northerly along the Easterly line of Gilbert Drive a distance of 60 feet to the Southwesterly corner of lands now or formerly owned by Frank A. Grimmett; running thence Southerly 83° 15' Easterly along the Southerly line of land now or formerly owned by Frank A. Grimmet a distance of 135 to the Easterly line of Lot No. 80; thence Southerly along the Easterly line of Lots 80 and 79 a distance of 62.18 feet to the Northeasterly corner of land now or formerly owned by Robert W. and Ernestine B. Lundstrom; running thence Westerly along the Northerly line of lands now or formerly owned by Robert W. and Ernestine B. Lundstrom to the place of beginning, be the same more or less, but subject to all legal highways.

NOTE: Legal description was taken from the current deed, as mortgage legal contained errors.

Being the same property as conveyed from Lori A. Santangelo, divorced-not remarried and William A. Santangelo Jr., divorced-not remarried to William A. Santangelo Jr., unmarried, as described in Book 6074, Page 714, dated 02/07/2014, recorded 03/17/2014 in Mahoning County Records.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 5631 Gilbert Drive, Boardman, Ohio 44512.

PERMANENT PARCEL NUMBERS: 29-064-0-345.000 and 29-064-0-344.000

APPRAISED VALUE: $97,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
