Said Lot No 1572 and said part of Lot No. 1571 have a combined frontage of 75.08 feet on the west line of Parkway Street and extends back on its north line, 169.11 feet and on its south line 142.05 feet and has a rear line of 76.73 feet, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 235 Parkway Street, Struthers, Ohio 44471.

APPRAISED VALUE: $38,440.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
