By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, MAY 23, A.D. 2017 AND

TUESDAY, JUNE 6, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Village of Craig Beach, County of Mahoning and State of Ohio and known as being Lot Numbers 288, 289 and 290 according to the latest enumeration of Lots in said Village as shown in a Plat thereof known as Lake Milton Allotment No. 2 recorded in Volume 19, Page 102, Mahoning County Records of Plats.

Said Craig Beach Village Lot Numbers 288, 289 and 290 have a combined frontage of 120 feet on the South line of Lakewood Avenue and extend back on its East line 135 feet and extends back on its West line 135 feet, and having a rear line of 120 feet as appears by said Plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 17621 Lakewood Avenue, Lake Milton, Ohio 44429.

PERMANENT PARCEL NUMBERS: 33-025-0-039.000, 33-025-0-038.000 and 33-025-0-037.000

APPRAISED VALUE: $48,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
