at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Poland, County of Mahoning and State of Ohio:
And known as being Lot Number Three (3) in Replat of Lot No. 2 Sarah A. Arbuthnot No. 1 as recorded in Volume 43 of Plats, Page 181, Mahoning County Records.
Said lot has a frontage of Seventy-four and Sixty-six Hundredths (74.66) feet on the East line of Youngstown-Pittsburgh Road and extends back on its Northwest line One Hundred Eighty-seven and Thirty-two Hundredths (187.32) feet on its Southeast line One Hundred Eighty-seven and Forty-two Hundredths (187.42) feet, having a rear line of Seventy-eight and Sixty-five Hundredths (78.65) as appears by said plat, subject to all legal highways.
Subject to and together with all easements, restrictions and legal highways, if any, of record.
Being the same property conveyed to Jack (Jay) Nelson Melrose, by Deed, dated May 4, 2011, recorded on May 6, 2011 in Book 5904, Page 2135 of the Mahoning County, Ohio Records.

APPRAISED VALUE: $86,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
