By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, MAY 9, A.D. 2017 AND

TUESDAY, MAY 23, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Jackson, County of Mahoning and State of Ohio and known as being part of Lot No. 49 and being a part of a parcel of land conveyed to K.R. and D.J. Von Schwarz recorded in Official 2482, Page 203, Permanent Parcel #50-009-0-007.000 and further bounded and described as follows:

Beginning at a point in the centerline of Gladstone Road, said point being North 88°22'00" West a distance of 2213.82 feet from a monument found at the centerline of Bailey Road, which point lies North 01°30'00" East, a distance of 30.00 feet from a 5/8" iron pin found at the northeast corner of A. Shrader Plat No. 2 as recorded in Volume 63, Page 299 of Mahoning County Record of plats;

Thence South 88°22'00" East, along said centerline for a distance of 175.17 feet to the northeast corner of said VonSchwarz parcel;

Thence South 01°38'41" West, along the easterly line of said Von Schwarz parcel, passing over a 5/8" iron pin found at 30.00 feet for a total distance of 2,641.37 feet to a 5/8" iron pin found at the southeast corner of said VonSchwarz parcel;

Thence North 88°22'00" West, along the southerly line of said VonSchwarz parcel for a distance of 168.50 feet to an iron pin set;

Thence North 01°30'00" East, along a line severing said VonSchwarz parcel and the easterly line of said A. Shrader Plat No, 2, passing over said 5/8" iron pin found at 2,611.38 feet, for a total distance of 2,641.38 feet to the POINT OF BEGINNING, containing 453,882.17 square feet or 10.4197 acres, more or less, as surveyed in March 2003, by Gary R. Taneri, Professional Surveyor No. 7672.

The bearings shown are referenced to A. Shrader Plat No. 2 and are for the purpose of angular measurements only.

Monuments referred to as iron pin set are 5/8" by 30" reinforcing rod with a yellow plastic cap stamped "GARY R. TANERI S-7672".

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 12929 Gladstone Road, North Jackson, Ohio 44451.

PERMANENT PARCEL NUMBER: 50-009-0-007.010

APPRAISED VALUE: $101,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
