at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Canfield, County of Mahoning and State of Ohio:
And known as the Northeasterly part of City Lot No. 109 according to the latest enumeration of lots and out lots in said City, bounded and described as follows: Beginning at the Northeasterly corner of City Lot No. 109 which is also the southerly line of Garfield City Lot No 110; Thence Southerly along the Westerly line of Broad Street a distance of 83 feet to a piont; Thence easterly along lands now or formerly owned by Ethel M. Zieger and parallel to the northerly line of said Lot No 109 a distance of 240 feet to a point; Thence Northerly along said Zieger lands and parallel to the westerly line of Broad Street a distance of 37 feet to a point; Thence Westerly along said Zieger lands and parallel to the northerly line of Lot No 109 a distance of 52 feet to a point in the southeasterly corner of lands of Lush and Janet Erwin; Thence northerly along said Erwin's easterly line a distance of 46 feet to a point in the south line of City Lot No. 110; Thence Easterly along the Southerly line of said Lot No 110 a distance of about 295 feet to the place of beginning and containing within said boundaries about .289 of an acre of land.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 260 South Broad Street, Canfield, Ohio 44406.

APPRAISED VALUE: $130,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
