By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, FEBRUARY 28, A.D. 2017 AND

TUESDAY, MARCH 14, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Canfield, County of Mahoning and State of Ohio:

And known as being City Lot No. 799 according to the latest enumeration of lots in said City, formerly Sublot No. 14 in replat of Moreland Estates Plat No. 1 Re-Subdivision of a part of Original Canfield Township Great Lot No. 3, Second Division, as shown by the recorded plat of said Re-Subdivision in Volume 38 of Maps, Page 219 of Mahoning County Records. Said Canfield City Lot No. 799 has a combined frontage of 185.23 feet on the southerly side of Moreland Drive and the Southwesterly side of Glenview Road, and extends back 201.68 feet on the northwesterly line, 201 feet on the southeasterly line of 40 feet as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 300 Glenview Road, Canfield, Ohio 44406.

APPRAISED VALUE: $131,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
