All that certain parcel of land situated in the Township of Beaver, County of Mahoning and State of Ohio being known and designated as follows:

Lot Nos. 239, 240, 241 in Homesteads No. 2, a Subdivision of part of Original Beaver Township, Great Lot 2, as shown by the recorded Plat of said Subdivision in Volume 15 of Maps, Page 2, Mahoning County Records. Said Lot Nos. 239, 240, 241 have a combined frontage of 240 feet on the Southerly line of Granger Way, and extends back 195 feet on the Easterly line, 196 feet on the Westerly line, and has a rear line of 240 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 315 Granger Avenue, North Lima, Ohio 44452.

APPRAISED VALUE: $71,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
