By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

Parcel 1: Known as being Youngstown City Lot No, 8329, having a frontage of 50 feet on the north line of Delaware Avenue and extends back 125 feet.

Parcel 2: Known as being Youngstown City Lot No, 8330 according to the latest enumeration of lots in said city formerly being Lot No. 285 of David Mackeys Addition as recorded in Plat Book 3, Page 73 of Mahoning County Records.

Said Youngstown City Lot No 8330 has a frontage of 40 feet on the north line of Delaware Avenue and extends back 125 feet on its east line, 125 feet, on its west line and has a rear line of 40 feet as appears by said plat.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 816 Delaware Avenue, Youngstown, Ohio 44510.

 

PERMANENT PARCEL NUMBERS: 53-087-0-254.000 and 53-087-0-255.000

 

APPRAISED VALUE: $15,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
