By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

 

TUESDAY, JUNE 21 A.D. 2022 AND

TUESDAY, JULY 5 A.D. 2022

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Northeast Quarter of Section 1 (T17N, R4W), Township of Goshen, County of Mahoning and State of Ohio:

Beginning for reference at the northeast corner of the Southeast Quarter of said Section No. 1; thence S 1° - 00' W along the east line of said Southeast Quarter Section a distancce of about 145.86 feet to a point; thence N 89° - 49' - 16" W along the south line of 7.76 acre parcel of land now or formerly owned by The Bo Anthony Land Co, a distance of 2220.77 feet to a point; thence N 8° - 04' E a distance of 441.00 feet to a point; thence N 88° - 56' W a distance of 135.00 feet to a point; thence N 62° - 03' W a distance of 28.00 feet to a point; said point being the true place of beginning of the parcel herein described; thence N 62° - 03' W a distance of 172.00 feet to a point; thence N 75° - 51' - 16" W a distance of 173.00 feet to a point; thence N 3° - 04' E a distance of 454.41 feet to a point; thence S 65° - 25' E a distance of 363.13 feet to a point; thence S 4° - 41' a distance of 427.00 feet to the place of beginning and containing 3.292 acres of land.

The above described parcel is subject to and benefiting from a 30 foot wide easement for ingress and egress as recorded in Vol. 199, Page 217 of the Mahoning County Deed Records.

This description was prepared by Jack H. Howells, Registered Surveyor No. 5928, in January, 1986, Commonly known as Phase II, Ponderosa Park Development.

APPRAISED VALUE: $15,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
