By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being the Southerly 150 feet of Lot Number Twenty-four Thousand Seventy-seven (24,077) according to the latest enumeration of lots in said City, formerly a part of Lot No. 86 in Stambaugh Heights Subdivision No 2, as recorded in Volume 11 of Plats Page 30, Mahoning County Records.

Said part of lot has a frontage of Sixty-nine and One Tenth (69.1) feet on the Northerly side of Clearmont Drive and extends on its Easterly line One Hundred Fifty (150) feet, which is also the Westerly line Firnley Avenue and on its Westerly line One Hundred Fifty (150) feet, having a rear line of Sixty-nine and One Tenth (69.1) feet, as appears by said plat, subject to all legal highways.

Known as being the South One Hundred Fifty (150) feet of Lot Number Twenty-four Thousand Seventy-six (24,076) according to the latest enumeration of lots in said city, formerly known as the South part of Lot Number 85 in Stambaugh Heights Plat Number 2 as recorded in Volume 11 Plats, Page 30, Mahoning County Records. Said lot has a frontage of Fifty (50) feet on the North line of Clearmont Drive and extends back on its East line One Hundred Fifty (150) feet and on its West line One Hundred Fifty (150) feet, having a rear line of Fifty (50) feet, as appears be said plat.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 512 Clearmont Drive, Youngstown, Ohio 44511.

APPRAISED VALUE: $72,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
