Situated in the Township of Coitsville, County of Mahoning and State of Ohio:

Known as being Part of Great Lot No. 17 in said Coitsville Township, and being further bounded and described as follows: Commencing at a monument found at the intersection of the centerline of Struthers Coitsville Hubbard Road (60' right-of-way/State Route 616) aka the westerly line of Coitsville Township, and the centerline of Cooper Road (60' right-of-way/County Road 132); Thence South 81° 15' 00' East along said centerline of Cooper Road a distance of 853.51 feet to the true Point of Beginning, said point being the southeasterly corner of the lands of A.M. Mihaly et al (OR 5822, Page 922); Thence North 04° 37' 00' East along said lands of Mihaly a distance of 298.35 feet to a 5/8' iron pin set, and passing over a 1/2' iron pin found at 30.08 feet; thence South 81° 15' 00' East a distance of 186.15 feet to a 5/8' iron pin set; Thence South 04° 37' 00' West a distance of 298.35 feet to a point on said centerline of Cooper Road, and passing over a 5/8' iron pin set at 268.27 feet; Thence North 81° 15' 00' West along said centerline of Cooper Road a distance of 186.15 feet to the true Point of Beginning, and containing 55,393.56 square feet or 1.2717 acres of land, more or less. The above described parcel contains 0.1282 acres of land within the right-of-way limits of said Cooper road; the same being the base azimuth of the above described parcel, Bearing: North 81° 15' 00' West, All iron pins set are 5/8' steel rebar - 30' long. Sdregas (O.R. 5447, Page 870); Thence South 04° 05' 22' West along said lands of Sdregas a distance of 574.17 feet to a point on said centerline of Cooper Road, and passing over a 5/8' iron pin found with a cap reading: Ginnetti - RS 8104 at 544.07 feet; Thence North 81° 15' 00' West along said centerline of Cooper Road a distance of 67.00 feet to the true Point of Beginning, and containing 85,640.17 square feet or 1.9660 acres of land, more or less. The above described parcel contains 0.0460 acres of land within the right-of-way limit of said Cooper Road; the same being the base azimuth of the above described parcel, Bearing: North 81°15' 00' West. APPRAISED VALUE: $123,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
