By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being a part of Out Lot Number 1353, bounded and described as follows: Beginning at an iron pin in South line of Thornhill Road said iron pin lies South 86 degrees 37' east a distance of Two Hundred (200) feet from an iron pin at the intersection of the south line of Thornhill and East line of Hubbard-Youngstown Road; thence 86 degrees 37' east along south line of Thornhill, a distance of seventy-five (75) feet to an iron pin; thence S. 3 degrees 23' west a distance of Two Hundred Seventy and Eighty-two hundredths (270.82) feet, to an iron pin; thence N. 86 degrees 27' west a distance of Seventy-five (75) feet to an iron pin; thence N. 3 degrees 23' east to Two Hundred Seventy-one and Eight Hundredths (271.08) feet to the place of beginning, and containing 0.466 of an acre, more or less, but subject to all legal highways.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
