By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Coitsville, County of Mahoning and State of Ohio:

And being known as being Lots Nos. One and Two (1 and 2) of a plat of lots known of as E. H. Cowater Plat No. 1, Great Lot No. 19 of Coitsville Township; Mahoning County, Ohio, which plat is recorded in Vol. 36, Page 130: Mahoning County Records of plats. Said taken together form a compact parcel of land fronting Two Hundred (200) feet on the East side of Lowellville New Bedford Road and extends back therefrom between parallel lines a distance of Four Hundred Ten and Sixty Hundredths (410.60) feet.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 323 Bedford Road, Lowellville, Ohio 44436.

APPRAISED VALUE: $132,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
