FORECLOSURE CASE

The Farmers National Bank of Canfield vs. Estate of Mary Alice Lyden, Deceased, et al.

By virtue of an Order of Sale issued from the Mahoning County Court of Common Pleas, Ronald Roman, licensed auctioneer and real estate sales person, as a Private Selling Officer, has been ORDERED by the Court to offer for FORECLOSURE SALE on April 13, 2021 commencing at 4:00 PM, the following described real property:

Situated in the Township of Austintown, County of Mahoning and State of Ohio, and known as being Unit 2 of the TMT Condominiums, together with the undivided interest in and to all common elements of said condominium, as set forth and described in the Declaration and By-Laws as recorded in Official Records Volume 5485, Page 608, Mahoning County Records, and as amended, and as further shown by the drawings of said condominium as recorded in Volume 107 of Plats, Page 173, Mahoning County Records, and as amended.

DATE, TIME AND LOCATION OF SALE:

On Tuesday, April 13, 2021 at 4:00 PM, the real property will be sold by live/live online auction. The live public auction will be held on site. Bids may also be submitted live online at georgeromanauctioneers.com. If the sale results in a NO BID/NO SALE and remains unsold after the first sale, then this property shall be offered again at a second sale on Tuesday, April 27, 2021 at 4:00 PM, and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20 (ORC 2329.52(B), ORC 2329.26(2)(a)(v)).

APPRAISED VALUE: $105,000.00.

TERMS OF SALE: In accordance with the Order of the Mahoning County Court of Common Pleas, the real property will be sold at a Public Auction with a minimum opening bid of $70,000.00. A 10% buyer’s premium shall be added to the final price. A $5,000.00 deposit by certified check made payable to Heritage Union Title Co. is required at the time of the auction. Balance of the sale price is due in thirty (30) days from date of confirmation of sale. The purchaser shall be responsible for costs, allowances and taxes that the proceeds of the sale are insufficient to cover. Failure to comply with the bid process will result in contempt charges and forfeiture of entire deposit plus damages allowed by law. The real property is being sold in “AS IS” condition. The sale of the real property is subject to confirmation of sale by the Mahoning County Court of Common Pleas. The auctioneer reserves the right to announce additional procedures for conducting the auction, if any, at the time of auction.
