By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on
TUESDAY, FEBRUARY 4 A.D. 2020 AND

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Beaver, County of Mahoning and State of Ohio:
And known as being part of Section No. 28 in said Township, and further described as being Lot No. 5 in Ralph and Eleanor Townsend Plat No. 2, as recorded in Volume 56, Page 183, of the Mahoning County Records of Plats.
Said Lot No. 5 has a frontage of 338.5 feet on the West side of New Buffalo Road, and extends back therefrom between parallel lines a distance of 200 feet on the South side, 200 feet on the North side, and has a distance of 338.5 feet on the rear line, as is shown by said Plat, to which reference is hereby made.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 13060 New Buffalo Road, Columbiana, Ohio 44408.

APPRAISED VALUE: $81,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
