at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Jackson, County of Mahoning and State of Ohio:

Known as and being a tract of land situated in Great Lot #44 and Great Lot #45, Jackson Township, Township #2, Range #4, Mahoning County, State of Ohio and being more fully described as follows:

Beginning with a monument found at the intersection of Mahoning Avenue and Duck Creek Road; thence North 2 degrees -03’ -54” West with said Duck Creek Road and the Township & Great Lot Line a distance of 1754.66 feet to a point; thence North 87 degrees -57’ -55” East a distance of 50.00 feet to an iron pin set at the true place of beginning of the tract of land herein described;

Thence North 0 degrees -12’ -59” West with the East right of way line of said Duck Creek Road a distance of 620.02 feet to an iron pin set on the Southerly limited access line of Interstate #76;

Thence North 82 degrees -42’ -19” East with said limited access line a distance of 1878.92 feet to an iron pin set at an angle point in said limited access line;

Thence North 80 degrees -12’ -06” East with said limited access line a distance of 63.96 feet to an iron pin set;

Thence South 1 degree -47’ -57” East with the West line of re-platted Lot #1 of the re-plat of Leonard Enterprises Plat #1, Volume #102, Page #31 a distance of 293.90 feet to an iron pin set;

Thence South 86 degrees -52’ -47” West with the North line of lands of William Ferenczy (O.R. #788, Page #301 & Deed Volume #1459, Page #177) and lands of Diane Downing (O.R. #4774, Page #224) a distance of 353.62 feet to an iron pin found at the Northwest corner of said Downing lands;

Thence South 2 degrees -06’ -01” East with the West line of said Downing lands a distance of 500.00 feet to an iron pin set;

Thence South 87 degrees -57’ -55” West with the North line of lands of Andrew & Sabina Pavlica (O.R. #639, Page #97) a distance of 1599.86 feet to the place of beginning;

Containing in area 27.515 Acres and being subject to all legal highways, rights of ways, and easements.

All iron pins set are 5/8” diameter re-bar 30” long with I.D. Caps bearing Chamberlin #6744;

The reference bearing of North 84 degrees -42’ -09” East was assumed for the centerline of Interstate #76;

This description is based on a survey prepared by Chamberlin Surveying May 5, 2003 and being lands of Gall Ewing Hedrick et al., (Deed Volume #1461, Page #911).

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 355 North Duck Creek Road, North Jackson, Ohio 44451.

APPRAISED AT: $101,000.00.

Bidding to begin at two-thirds (2/3) of appraised value.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK for ten percent (10%) deposit of appraised value at the sale, ($3,000.00 cap on deposit for Plaintiffs), balance in full within thirty (30) days.

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
