By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

TUESDAY, AUGUST 4 A.D. 2026

Situated in the Township of Austintown, County of Mahoning and State of Ohio:
And known as being Lot Number Eighteen (18) and Nineteen (19) in Lynnhaven Plat as recorded in Volume 17 of Plats, Page 8, Mahoning County Records. Said lots together have a frontage of One Hundred (100) feet on the east line of Allendale Avenue and extends back on its north line One Hundred Fifty (150) feet, and on its south line One Hundred Fifty (150) feet, having a combined rear line of One Hundred (100) feet, as appears by said plat.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3847 Allendale Avenue, Youngstown, Ohio 44511.
PERMANENT PARCEL NUMBERS: 48-001-0-102.000 and 48-001-0-103.000
APPRAISED VALUE: $157,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
