By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Beaver, County of Mahoning and State of Ohio:

Beginning at a point in the centerline of South Range Road at the Southeast corner of a 0.60 acre parcel of land now or formerly owned by Charles M .and Anna G. Flickinger, thence north along the east line of Flickinger's .60 acre parcel and along the east line a .16 acre parcel of land of said Flickingers, about 220 feet to a point in the northeast corner of said Flickinger .16 acre parcel; thence west along the north line of said Flickinger .16 acre parcel about 142.86 feet to a point in the northwest corner of aid Flickinger .16 acre parcel and in the east line of a .98 acre parcel of land now or formerly owned by J.H. and K. Young; thence northwest along the east line of said Young's .98 parcel, also along the east line of an .82 acre parcel of land now or formerly owned by J. Dilworth, also along the east line of a 1.05 acre parcel of land now or formerly owned by C.E. Pfau, about 514 feet to a point in the northeast corner of said Pfau's 105 acre parcel, and in the south line of a 2.46 acre parcel of land now or formerly owned by S. and H. Ewankovich; thence east, along the south line of said Ewankovich's 2.46 acre parcel; also along the south line of a 32.9 acre parcel of land now or formerly owned by W. O. Troyer, about 344.52 feet to a point in the northwest corner of a 3.66 acre parcel of land formerly owned by George Shafer; thence south along the west line of aid Shafer's 3.66 acre parcel, about 726 feet to a point in the centerline of the aforementioned South Range Road at the southwest corner of said Shafer's 3.65 acre parcel, thence west, along the centerline of South Range Road about 229.52 feet the place of beginning and containing within said boundaries about 5.235 acres of land, be the same more or less.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 82 East South Range Road, North Lima, Ohio 44452.

APPRAISED VALUE: $194,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
