By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Austintown, County of Mahoning and State of Ohio:

And known as being a part of Great Lot No. 21 and known as being part of that parcel conveyed to Federal National Mortgage Association by Official Record Book 6112, Page 1154 of the Mahoning County Recorder's Office, more fully bound and described as follows:

Beginning at the centerline intersection of Canfield Niles Road a 66 foot public right of way (State Route 46) and Kirk Road a 60 foot public right of way at monument boy (AU-11) of Mahoning County Records. Thence North 25 degrees 13 minutes 25 seconds West along the centerline of said Canfield Niles Road a distance of 694.47 feet to an angle point, thence continuing along the the centerline of said Canfield Niles Road North 4 degrees 45 minutes 00 seconds West a distance of 805.87 feet to the northwest corner of land now or formerly conveyed to Charles T. and Patricia A. Cooper by Volume 1346, Page 713 of the Mahoning County Recorder's Office, which marks the true point of beginning: Thence continuing along the centerline of said Canfield Niles Road North 4 degrees 45 minutes 00 seconds West a distance of 78.48 feet to the southwest corner of land now or formerly conveyed to Gregory M. and Christine L. Foley by Official Record Book 6040 Page 833 of the Mahoning County Recorder's Office; Thence North 85 degrees 13 minutes 25 seconds East along the southerly line of said Foley a distance of 555.66 feet to a 5/8 inch rebar found in the westerly line of land now or formerly conveyed to George G. Ellis Jr by Official Record Book 6021, Page 656 of the Mahoning County Recorder's Office and passing over a 5/8 inch rebar found 33.00 feet; Thence South 5 degrees 05 minutes 25 seconds East along the westly line of said Ellis a distance of 78.48 feet to a 5/8 inch rebar with ID cap set at the northwest corner of said Cooper; Thence South 85 degrees 13 minutes 25 seconds West along the northerly line of said Cooper a distance of 556.12 feet and passing over a 5/8 inch rebar found at a distance of 523.12 feet to the true point of beginning.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 2705 S. Canfield Niles Rd., Youngstown, Ohio 44515.

APPRAISED VALUE: $250,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
