By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being the Northerly part of City Lot Number Twenty-two Thousand Five Hundred Seventy-nine (22,579) according to the latest enumeration of lots in said city, as recorded in Volume 16 of Plats, Page 172, Mahoning County Records, and described as follows:

Beginning at an iron pin set on the the Westerly line of Volley Road, said iron pin being North 1" 30' West, distance of 120 feet from the Northerly line of Easton Street, Thence South 87° 46' West across said Lot No 22579 on a line parallel with the said Northerly line of Easton Street, a distance of 204.77 feet to an iron pine set on the Easterly line of Mill Creek Park; Thence North 18° 50' West along the said Easterly line of Mill Creek Park, a distance of 187.98 feet to an iron pin set on the Southerly line of Out Lot No 1106 at the Northwest Corner of said Lot No. 22579; Thence North 87° 46' East along the said Southerly line of Out Lot No. 1106, a distance of 260.87 feet to an iron pin set on the Westerly line of Volley Road; Thence South 1° 10' East along the said Westerly line of Volley Road a distance of 25 feet to an iron pin set in an angle of said line: Thence South 1° 30' East continuing along the said Westerly line of Volley Road, a distance of 155 feet to an iron pin set at the place of beginning. Be the same more or less, but subject to all legal highways.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
