By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

Situated in the City of Youngstown, County of Mahoning and State of Ohio:
Known as being Lot No. 18090 and 42961 (according to the latest enumeration of Lots in said City) as recorded in Volume 22 of Plats, Page 85, Mahoning County Records.
Said lots have a combined frontage of 90 feet on the West line of Maryland Avenue, on their North line 146 feet, and on their South line 146 feet, having combined a rear line of 90 feet, as appears by said plat, but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 158 North Maryland Avenue, Youngstown, Ohio 44509.

APPRAISED VALUE: $54,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
