Terms of Sale: THIS SALE IS BEING REQUESTED BY JUNIOR MORTGAGE. THE SALE IS SUBJECT TO THE SENIOR MORTGAGE OF U.S. BANK NATIONAL ASSOCIATION AS INDENTURE TRUSTEE FOR SPRINGLEAF MORTGAGE LOAN TRUST 2013-1, MORTGAGE-BACKED NOTES, SERIES 2013-1, WHICH WILL REMAIN AS A SENIOR MORTGAGE ON THE REAL PROPERTY AFTER THE SALE. AS SUCH, PURSUANT TO OHIO REVISED CODE §2329.20 THE MINIMUM BID SHALL BE TWO-THIRDS THE DIFFERENCE BETWEEN THE APPRAISED VALUE AND $44,282.95, WHICH IS THE AMOUNT REMAINING UNPAID OF THE SENIOR MORTGAGE OF U.S. BANK NATIONAL ASSOCIATION AS INDENTURE TRUSTEE FOR SPRINGLEAF MORTGAGE LOAN TRUST 2013-1, MORTGAGE-BACKED NOTES, SERIES 2013-1. If property appraisal is less than or equal to $10,000; the deposit is $2,000. If property appraisal is great than $10,000 but less than or equal to $200,000, deposit is $5,000. If property appraisal is greater than $200,000, deposit is $10,000.

AND if sale property does not receive a bid at the first sale, it shall be offered for second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. 

Neither the Sheriff's Office nor any affiliates have access to the inside of said property.

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover.
