By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

 

TUESDAY, APRIL 28 A.D. 2026 AND

TUESDAY, MAY 12 A.D. 2026

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Smith, County of Mahoning and State of Ohio:

Known as and being a tract of land situated in the Southwest Quarter of Section 28, Smith Township, Mahoning County, State of Ohio and being more fully described as follows:

Beginning with Mahoning County Monument SM 34 (disc in box) found at the centerline intersection of Alliance-Sebring Road (60 feet R/W) and Bandy Road (50 feet R/W), Thence with the centerline of said Alliance-Sebring Road, North 88 Deg. -57' -03" East, a distance of 643.65 feet to the Northeast corner of lands now or formerly of Carol D. Brunie as recorded in Volume 1218, Page 286 of the Mahoning County Record of Deeds, and being the true place of beginning of the tract of land herein described.

Thence continuing with said Alliance-Sebring Road centerline and with the South line of lands now or formerly of Robert H. Rinehart (O.R. Volume 5805, Page 1500), North 88 Deg. -57' -03" East, a distance of 66.18 feet to the Northwest corner of lands now or formerly of Robert J. and Tricia M. Byers (O.R. Volume 911, Page 87; O.R. Volume 5120, Page 1847),

Thence with said Byers Lands, South 00 Deg. -44' -40" East, passing through a railroad spike found at 30.28 feet, a total distance of 331.31 feet to a 5/8-inch iron pin found on the North line of lands now or formerly of Board of Trustees of Smith Township, Mahoning County (O.R. Volume 5698, Page 1947),

Thence with said Board of Trustees Lands, South 89 Deg. -04' -54" West, a distance of 66.21 feet to a railroad spike found at the Southeast corner of aforesaid Brunie Lands,

Thence with said Brunie Lands, North 00 Deg. -44' -19" West, passing through a 5/8 inch iron pin found at 300.26 feet, a total distance of 331.16 feet to the true place of beginning of the tract of land herein described;

Containing in area 0.503 acres of which 0.046 acres are within road right-of-way and being subject to all legal highways, right of ways and easements.

All iron pins set are 5/8-inch in diameter re-bar 30 inch long with LD Caps bearing Chamberlin #6744.

Basis of bearing: North 88 Deg. 57' 03" East, was assumed for Alliance-Sebring Road to denote angles only.

This description is based on a survey prepared by Keith A. Chamberlin P.S. #6744, October 24, 2023 and being lands now or formerly of Carol D. Brunie (Deed Volume 830, Page 116; O.R. Volume 5862, Page 348).

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 20875 Alliance Sebring Road, Alliance, Ohio 44601.

APPRAISED VALUE: $213,666.67.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
