By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on
TUESDAY, APRIL 28 A.D. 2026 AND
TUESDAY, MAY 12 A.D. 2026

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Austintown, County of Mahoning and State of Ohio:
And known as being Sub Lot No. 394 in Highland Park Plat No. 7, a Subdivision of a part of Original Austintown Great Lot No. 16, as shown by the recorded plat and said Subdivision in Volume 47 of Maps, Page 12 and 13 of Mahoning County Records.
Said Sub Lot No. 394 has a frontage of 80 feet on the Southerly side of Selkirk Avenue and extends back between parallel lines 150 feet on the Easterly line, 150 feet on the Westerly line and has a rear line of 80 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $162,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
