Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being Youngstown City Lot No. 40806, according to the latest enumeration of lots in said City, as recorded in Volume 20 of Plats, Page 126, Mahoning County Records, ad further described as follows:
Beginning at the intersection of the westerly right of way of Glenellen Avenue with the northerly right of way of Mahoning Avenue; Thence north 86° 40' West, along Mahoning Avenue, a distance of 51 feet to an iron pin; Thence North 3° 00' East, a distance of 93.50 feet to a cross in concrete; Thence South 86° 40' East, a distance of 51 feet to an iron pin on the west right of way of Glenellen Avenue; Thence South 3° 00' West, along said right of way, a distance of 93.50 feet to the place of beginning, be the same more or less, but subject to all leal highways.

APPRAISED VALUE: $115,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
