By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

And known as being Sub Lot No. 66 in Replat of Plat No. 2 Lake Newport Plat, a subdivision of a part of Original Boardman Township Great Lot No. 2, Fourth Division, as shown by the recorded plat of said subdivision in Volume 29 of Maps, Page 60 of Mahoning County Records.
Said Sub Lot No. 66 has a frontage of 75 feet on the easterly line of Shelby Road and extends back between parallel lines a distance of 137 feet on the northerly line, a distance of 137 feet of the southerly line and has a rear line of 75 feet, as appears by said plat.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3937 Shelby Road, Youngstown, Ohio 44511.

APPRAISED VALUE: $140,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
