Situated in the Township of Ellsworth, County of Mahoning and State of Ohio:

Known as and being located in Section 22 in the N. West Quarter of said Section 22 beginning in the center of Ellsworth-Rosemont Road at the N. West corner of a Two (2) acre tract of land now owned by Andrew Pew, Thence North along said Ellsworth-Rosemont Road Four Hundred Thirty Nine and Eighty Hundredths (439.80) ft. to an iron pin in the Center of said Ellsworth-Rosemont Road, Thence Easterly Two Hundred Ninety One and Six Tenths (291.6) ft, to an iron pin located on the West line of lands now owned by J. E. and Mable Cessna, Thence South Sixty-One and Five Tenths (61.5) ft. to an iron pin, Thence Easterly Six Hundred Forty Nine and Two Tenths (643.2) ft. to the Westerly line of the said Pennsylvania R.R. South 5 degree West Three Hundred Seventy Four (374) ft. to the N. East corner of a two (2) acre tract of land now owned by Andrew Few, Thence North 88 degree West along the Northern line of the aforesaid (2) acre tract Nine Hundred Twenty Eight and Two Tenths (928.2) ft. to the place of beginning and containing Eight and One Fourth (81/4) acres more or less.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 4223 South Bailey Road, North Jackson, Ohio 44451.

APPRAISED VALUE: $140,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
