By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

 

TUESDAY, OCTOBER 15 A.D. 2024 AND

TUESDAY, OCTOBER 29 A.D. 2024

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Boardman, County of Mahoning and State of Ohio:

Being situated in the Township of Boardman, County o Mahoning, State of Ohio and being known as part of Great Lot No. 1 of the Fourth Division of the original survey of said township but being more fully bound and described as follows:

Beginning at a railroad spike set on the intersection of the South right of way line of Laverne Avenue and the West right of way line of Hopkins Road, said railroad spike being referenced as S 13 deg. 25' 47" W, a distance of 1361.58 feet from a monument found on the centerline intersection of said Hopkins Road and Schenley Avenue, said railroad spike also being the true place of beginning for the parcel herein described.

Thence Southerly along the said West right of way line of Hopkins Road S 12 deg. 00' 00" W, a distance of 84.35 feet to an angle point, said angle being N 4 deg. 08' 02" E, a distance of 0.89 feet from a 3/4" iron pin found.

Thence continuing Southerly along the said West right of way line of Hopkins Road S 22 deg. 42' 00" W a distance of 30.50 feet to a point, said point being the Northeast corner of lands now or formerly of James Nicora as recorded in Deed Volume OR 1265, Page 306 of the Mahoning County Record of Deeds, said point also being S 10 deg. 7' 30" E, a distance of 0.36 feet from a 5/8' iron pin found.

Thence Westerly along the North line of said Nicora lands N 87 deg. 07' 00" W, a distance of 254.03 feet to a point, said point being on the East line of lands now or formerly of J. & N. Mayor as recorded in Deed Volume OR 1769, Page 6, said point also being N 31 deg. 50' 34" E a distance of 0.14 feet from a 5/8" iron pin found.

Thence Northerly along the East line of said Mayor lands N 2 deg. 54' 09" E a distance of 111.98 feet to a point on the aforementioned South right of way line of Laverne Avenue, said point being S 2 deg. 54' 09" W a distance of 0.08 feet from a 2" iron pipe found.

Thence Easterly along the said South right of way line o Laverne Avenue S 87 deg. 07' 00" E a distance of 277.70 feet to the true place of beginning for the parcel herein described.

Containing 0.6889 acres of land within said bounds as survey by Matthew A. Hart, PS No. 7447 of Advanced Land Measurement, Inc. in February of 2007, be the same more or less, but subject to all legal highways and easement of record.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 1039 Laverne Drive, Youngstown, Ohio 44511.

APPRAISED VALUE: $128,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
