Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being Lot Nos. 39943 and 39944 according to the latest enumerations of lots in said City, formerly known as Lot Nos. 531 and 532 in Plat No 2 of Brownlee Woods as recorded in Volume 17 of Plats, Page 28, Mahoning County Records. Said lots taken together have a frontage of 80.18 feet on the north line of Wakefield Avenue, formerly known as Elm Street, and extends back on their west line 150.00 feet, on their east line 150.00 feet, and having a combined rear line of 80.18 feet, as appears by said plat, subject to all legal highways.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
