By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

 

TUESDAY, SEPTEMBER 3 A.D. 2024 AND

TUESDAY, SEPTEMBER 17 A.D. 2024

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Austintown, County of Mahoning and State of Ohio:

And known as being Lot Number Thirty-Eight (38) in the Arlington Plat No. 1, as shown by recorded plat in Volume 47 of Plats, Page 28, Mahoning County Records.

Said lot has a frontage of Fifty (50) feet on the Westerly curved side of Burkey Road and extends bank on the Northerly line One Hundred Thirty (130) feet, and on the Southerly line One Hundred Thirty-five and Fifty-six hundredths (135.56) feet, having a rear line of Seventy (70) feet, as appears by sad plat, be the same more or less, but subject to all legal highways.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
