By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on
TUESDAY, JULY 23 A.D. 2024 AND
TUESDAY, AUGUST 6 A.D. 2024

at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being Youngstown City Lot No. 26364 according to the latest enumeration of lots in said City formerly Lot No. 463 in Powerstown Plat No. 2, a Subdivision of a part of Original Youngstown Township, Great Lot No. 44, as shown by the recorded Plat of said Subdivision in Volume 13 of Maps, Page 49 of Mahoning County Records.
Said Youngstown City Lot No. 26364 has a frontage of 40 feet on the Southwesterly side of Powers Way and extends back between parallel lines 140 feet on the Northwesterly line, 140 feet on the Southeasterly line and has a rear line of 40 feet, as appears by said plat, be the same more or less, but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3548 Powers Way, Youngstown, Ohio 44502.

APPRAISED VALUE: $44,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
