And known as being a part of Lots 13 and 14 of the Sturbridge Place Plat as found in Volume 81, Page 75 of the Mahoning County Records of Plats and being further described as follows:

Beginning at an iron pin found at the southeasterly corner of Poland Village Lot No. 920 in the replat of Lot 920 as found in Volume 36 at Page 135 of the Mahoning County Record of Plats, said point being South 02 degrees 50 minutes 30 seconds West a distance 20.3 feet from the northwesterly corner of said Lot 14; THENCE North 02 degrees 50 minutes 30 seconds East, along the rear line of said Lot No. 920 a distance of 66.7 feet to an iron pin found at the northeasterly corner of said Lot No. 920; THENCE South 87 degrees 09 minutes 30 seconds East a distance of 25.0 feet to a point; THENCE South 02 degrees 30 minutes 30 seconds West a distance of 66.7 feet to a point; THENCE North 87 degrees 09 minutes 30 seconds West a distance of 25.0 feet to the Point of Beginning and containing within said bounds 1,677.5 square feet of land.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
