at 10:00 o'clock A.M. of said day, the following described lands and tenements, to-wit:

 

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

Being part of Outlot No. 934 according to the latest enumeration of Outlots in the City of Youngstown and being all of a parcel of land as conveyed to the Secretary of Housing and Urban Development by a deed recorded in Book 5846, Page 1731 of the Mahoning County Official Records, Parcel No being more fully bounded and described as follows:

Commencing at a 1" iron pin found at the intersection of the centerline of South Meridian Road (66-feet wide) and the centerline of Burkey Road (50-feet wide), Thence with the centerline of said South Meridian Road, S 03°06'00" W, 145.80 feet to the Northwest corner of said parcel of land so conveyed to the Secretary of Housing and Urban Development and the Southwest corner of a parcel of land conveyed to John S. Prodesky by a deed recorded in Book 5802, Page 2087 of the Mahoning County Official Records, and the Place of Beginning of the parcel of land herein described:

Course No. 1: Thence from said beginning and with the North line of said parcel of land so conveyed to the Secretary of Housing and Urban Development and the South line of said parcel of land so conveyed to John S. Prodesky, S 87°03'36" E passing on line a 1/2 iron pin found at 33.23 feet a total distance of 283.08 feet to a 5/8 iron pin bent on the West line of Lot No. 59844 as shown by the Replat of Mill Creek Heights Plat No. 2 as recorded in Plat Volume 46, Page 181, at the Northeast corner of said parcel of land so conveyed to The Secretary of Housing and Urban Development and the Southeast corner of said parcel of land so conveyed to John S. Prodesky.

Course No.2: Thence with the West line of said Lot No. 59844 and Lot No. 59843 in said Replat of Mill Creek Heights Plata No. 2 and the east line of said parcel of land so conveyed to the Secretary of Housing and Urban Development S 03°08'04" W, 68.00 feet to the Southeast corner of said parcel of land so conveyed to the Secretary of Housing and Urban Development and the Northeast corner of a parcel of land as conveyed to Michael Kovacich by a deed recorded in Volume 4684, Page 176 of the Mahoning County Official Records. Said point being referenced by a 5/8" iron pin found bent distant S 22°26'25" E. 0.85 feet therefrom.

Course No. 3: Thence with the south line said parcel of land so conveyed to the Secretary of Housing and Urban Development and the north line of said parcel so conveyed to Michael Kovacich, N 87°03'36" W, passing on line an iron pin set at 250.04 feet, a total distance of 283.04 feet to a point on the aforesaid centerline of South Meridian Road at the Southwest corner of said parcel of land so conveyed to the Secretary of Housing and Urban Development and the Northwest corner of said parcel of land so conveyed to Michael Kovacich

Course No. 4: Thence with the centerline of said South Meridian Road and the West line of said parcel of land so conveyed to the Secretary of Housing and Urban Development, N 03°06'00" E 68.00 feet to the Place of Beginning, containing 0.4419 of an acre, (19.248 square feet), more or less, but subject to all legal highways, easements, reservations and restrictions of record.

Bearings are oriented to an assumed meridian. All iron pins set are 30" x 3/4" round steel bars with plastic caps stamped "Diversified Engineering".

Being same property conveyed to Kim T. Rivers by Jonathan D. Bolha unmarried in deed dated 01/10/2012 recorded 01/20/2012 in Book 5942 Page 1509 Instrument No. 201200001571 in the County of Mahoning, State of Ohio

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 1135 S. Meridian Road, Youngstown, Ohio 44511.

 

PERMANENT PARCEL NUMBER: 53-160-0-103.000

 

APPRAISED VALUE: $117,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
