By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale online at Real Auction https://mahoning.sheriffsaleauction.ohio.gov, in said County, on

And known as being Lot Number 405 in Westward Ho Plat Number 5 as recorded in Volume 35 of Plats, Page 18, Mahoning County Records. Said lot has a frontage of Sixty-two (62) feet on the south line of Stadium Drive and extends back on its east line One Hundred Sixty-eight (168) feet and on its west line One Hundred Sixty-eight feet, having a rear line of Sixty-two (62) feet, as appears by said plat, subject to all legal highways. Be the same more or less, but subject to all legal highways.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
