Land referred to in this commitment is described as all that certain property situated in the City of Youngstown, County of Mahoning and State of Ohio:
and being described in a deed dated 11/18/1985 and recorded 11/22/1985 in Book 158 Page 147 among the land records of the county and state set forth above and referenced as follows: Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Youngstown City Lot Number Twenty-five Thousand Six Hundred Thirty-one (25631) according to the latest enumeration of lots in said city, as recorded in Volume 13 of Plats, Page 15, Mahoning County Records. Said lot has a frontage of Forty (40) feet on the West line of Powers Way and extends back on the Northerly line One Hundred Forty (140) feet, and on the Southerly line One Hundred Forty (140) feet, having a rear line of Forty (40) feet, as appears by said plat, but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3328 Powers Way, Youngstown, Ohio 44502.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
