By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

 

TUESDAY, JULY 19 A.D. 2022 AND

TUESDAY, AUGUST 2 A.D. 2022

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Austintown, County of Mahoning and State of Ohio:

And known a being Lot Number Eight Hundred Ninety-two (892) in Highland Park Plat No. 16 s recorded in Volume 58 of Plats, Page 47 and 48, Mahoning County Records.

Said lot has a curved frontage of Sixty-three and Twenty-seven Hundredths (63.27) feet on the northwesterly curved side of Brockton Drive and extends back on its northeasterly line One Hundred Forty and Fifty-one Hundredths (140.51) feet, and on its southwesterly line One Hundred Forty-four and Six Hundredths (144.06) feet, having an irregular rear line of One Hundred Twenty-three and Twenty-one Hundredths (123.21) feet, as appears by said plat, be the same more or less.

Subject to and together with all easements, restrictions and legal highways, if any, of record.

Being the same property conveyed to Miya C. Hewlett, by Deed, dated November 8, 2012, recorded on November 13, 2012 in Book 5995, Page 2430 of the Mahoning County, Ohio Records.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 1798 Brockton Drive, Youngstown, Ohio 44511.

APPRAISED VALUE: $171,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
