By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Situated in the Township of Boardman, County of Mahoning and State of Ohio:

And known as being the most Easterly 25 feet of Plat No. 45 and the most Westerly 20 feet of Plat No. 46 as Lots are known and numbered in the Roland Heights Plat recorded in Volume 21, Page 67, Mahoning County Records of Plats.

Said Easterly part of said Plat Lot No. 45 and said westerly part of Plat Lot No. 46 taken together form one parcel of land bounded and described as follows:

Beginning at a point on the Northerly line of Woodview Avenue, 290 feet from the Easterly line of Market Street; Thence Northerly parallel with the Easterly line of said Plat Lot No. 45 a distance of 220 feet to the Northerly line of said Lot; Thence Easterly along the Northerly line of said Lot and Plat Lot No. 46 a distance of 45 feet to a point; Thence Southerly parallel with the Westerly line of said Plat Lot No. 46 a distance of 220 feet to a point in the Northerly line of Woodview Avenue, said point being 40 feet Westerly from the Southeast Corner of said Plat Lot No. 46; Thence Westerly a distance of 45 feet to the Point of Beginning, as appears by said plat, subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 26 Woodview Avenue, Youngstown, Ohio 44512.

APPRAISED VALUE: $128,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
