And known as being a part of Great Lot No. 22 of the 4th Division of said Boardman Township, and further bounded and described as follows:
Beginning at a point where the West line of Lot No. 62, extended Southerly, intersects the centerline of Mathews Road; Thence North 2 degrees 47' East a distance of 382.14 feet; Thence South 86 degrees 10' West a distance of 100 feet to an iron pin; Thence South 2 degrees 47' West a distance of 381.14 feet to the center line of Mathews Road a distance of 100 feet to the place of beginning and containing with said boundaries .72 acres of land, but subject to all legal highways.

And known as being Lots No. 62 and 53 in the C.J. Graves' Larchmont Park Plat, a subdivision of a part of Original Great Lot #22 of Boardman Township, as shown by the recorded plat of said Subdivision in Volume 17 of Plats, Page 101 of Mahoning County Records.
Said Lot No. 62 has a frontage of 23.7 feet on the Northly side of Mathews Road and extends back of a distance of 182.12 feet on its Westerly line and 182.16 feet on its Easterly line and has a rear line of 29.1 feet, as appears by said plat, but subject to all legal highways.
Said Lot No. 53 has a frontage of 30.9 feet on the Southerly side of Homestead Road and extends back between parallel lines a distance of 200 feet, and has a rear line of 29.1 feet, as appears by said plat, but subject to all legal highways.

APPRAISED VALUE: $78,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
